1/2 cup wheat germ
1/2 cup ground flax seed (available in grocery stores)
4 tablespoons Chia Seeds (available in grocery stores)
2 teaspoons salt
2 or 3 tablespoons brown sugar
3 teaspoons baking powder

Store this dry mix in an air-tight container in the refrigerator. When ready to make pancakes/waffles, use 1 1/2 cups of dry mix with 2 T. oil, and about 1 1/2 cups of soy or almond milk, a little vanilla, and an egg (or egg replacer). Variations may include blueberries, chopped apples and cinnamon, chopped walnuts....
