3 c. oats (quick or old fashioned),
1 c. whole wheat flour,
1 1/2 c. unbleached flour,
1/2 tsp cinnamon,
1 tsp. allspice,
2 tsp. baking soda,
1 cup firm packed brown sugar,
2 c. unsweetened applesauce,
1 c. skim milk,
6 tbl. oil (canola),
1/2 c. egg substitute (equal to 2 eggs),
Topping: 2 tbl. brown sugar and 1/4 tsp. cinnamon

Preheat oven to 375º. Combine first eight ingredients. Mix next four ingredients and add to the dry ingredients. Stir just until moistened. Pour into a 9x12 baking dish that has been sprayed with non-stick coating. Sprinkle topping ingredients over batter. Bake for 35-40 min. or until golden brown
