Directions:
Pulse 1 c. butter, the two flours and sugar in a food processor until crumbly. Press mixture into a 15" x 10" jelly roll pan that has been sprayed with Pam or greased. Bake at 350 for 18 - 20 minutes or until golden brown.

Stir together remaining 1/2 c. butter, condensed milk and corn syrup in a heavy saucepan over low heat until butter is melted and the mixture is blended, about 4 minutes. Add brown sugar and cook, stirring constantly 25 - 30 minutes or until caramel colored and thickened. Pour and spread evenly over baked cookie layer. Chill 30 minutes or until caramel is set.

Microwave choc. chips in a small glass bowl on HIGH one minute or until almost melted. Be careful not to over heat. Stir until smooth. Spread over caramel layer in pan. This will be a thin layer.
